Proposal to Replace the Windows of the
Beaconsfield Condominium

Based on requests from some owners and positive feedback from surveys over the past few months, the Trustees and Management would like to propose to replace all the windows in the units and in the common areas of our property.
The main reasons for replacing all windows include improving heat retention during the winter, minimizing the need for repair (Several owners lamented the difficulty of maintaining the current windows in order), improving the buildings appearance, and protecting property value.
All windows will be replaced with fiberglass double hung windows by Marvin Integrity. Here is a tentative timeline of the proposed plan:

If owners holding 75% or more of the beneficial interest vote yes to Questions 1 below, Management will proceed with implementing this proposal.

- If approved, a purchase order will be placed in October 2018. Management will coordinate with owners to determine which form of payment each owner will choose: Cash at completion of the project or monthly payment as part of a 5 or 7 year loan.
- In the Fall of 2018, the vendor will complete onsite measurement of openings in each unit and the common areas.
- In the Spring of 2019, the windows will be installed. Owners will start to pay back the loans or pay cash.
- The estimated cost for each owner is in the range from $4,400 (Smallest unit with 3 openings) to $7,600 (Largest unit with 7 openings), depending on the number of windows in a unit and the configuration and color selected by the majority in response to question 2 and 3 in this vote. Exact costs for each owners will be communicated by the vendor after onsite measurements.
